Required Documents:
- Valid passport copy
- Proof of funds (bank statements or mortgage approval)
- Tax Identification Number (TIN)
- Council of Ministers approval (for non-EU citizens)
Purchase Process:
- Sign a preliminary sales agreement
- Pay a deposit (typically 10-30% of property value)
- Apply for Council of Ministers approval (non-EU citizens, 3-6 months)
- Sign final sales contract at Land Registry
- Pay remaining balance and transfer fees (approx. 3-8% of property value)
Note: EU citizens can purchase property freely without special permits. Non-EU citizens are limited to one property (house/apartment) and require government approval.
Investment Requirements:
- Purchase property worth at least €300,000 (excluding VAT)
- Proof of secured annual income of at least €50,000 from abroad (€15,000 per dependent, €10,000 per parent)
- Deposit €30,000 in a Cyprus bank for 3 years
- Clean criminal record certificate
Processing Time: Approximately 2 months. Family members (spouse, children under 25, parents) can be included.
